Park Shore

When Raymond L. Lutgert purchased the 760 acre tract of land that comprises the Park Shore known today he implemented a growth plan for the land that would turn the pristine and undeveloped area into one of the finest planned unit development districts in the state. 

The plan called for the creation of Venetian Bay, which separates the beachfront condominiums from the mainland and allows for a navigable channel for boating and dockage for single family homes on the mainland side. 

The beach side part of the division is designed with a mixture of condos, high rises, five beach parks, common areas, and shopping and dining within the Village on Venetian Bay

By the early 90’s, Park Shore Naples Florida was well on its way to becoming a fine development of luxury residences.

One of the most notable amenities in Park Shore is the Beach Park, located between LaMer and Regent Condominiums on Gulf Shore Boulevard North. 

The Park Shore Association membership is available to residents, giving them exclusive access to one of the most desirable beaches in Naples.

Coquina Sands

Coquina Sands is a non-gated community that offers beach front and bay front condominiums, waterfront homes with direct access to the Gulf of Mexico, and many single-family homes situated along quiet streets. 

Within it, you will find about 228 single-family dwellings and 661 multi-residence units. This community is a paradise for boaters and beach goers.

What is now the Coquina Sands subdivision was the northernmost section of the original plat of the town of Naples, filed in Lee County, Florida in 1887.

It was platted following the same grid system of streets that still exist in Old Naples.

The first road from Fort Myers angled across The Moorings, Coquina Sands, and the Beach Club golf course bringing travelers over a rough and sandy trace to the small collection of buildings that nestled around the pier.

Although this route was abandoned following the construction of the Tamiami (Tampa-Miami) Trail in the 1920s, its route can still be seen in aerial photographs taken prior to modern development.

Olde Naples

As the original settling point of Naples’ first residents, Olde Naples is the birthplace of the beautiful and glamorous downtown area that is so well known today. 

After a sailing trip through Gordon pass to Naples Bay in the later 1800’s, General John S. Williams and Mr. Walter N. Halderman named the pristine expanse of water Naples Bay after the famous Bay of Naples in Italy. 

As the original settling point of Naples’ first residents, Olde Naples, specifically the Third Street South area, is the birthplace of the beautiful and glamorous downtown area that is so well known today. 

After a sailing trip through Gordon pass to Naples Bay in the later 1800’s, General John S. Williams and Mr. Walter N. Halderman named the pristine expanse of water Naples Bay after the famous Bay of Naples in Italy. 

The two men founded the Naples Town Improvement Company in 1886, marking the beginning of a fast-paced journey to create one of the most sought-after destinations in the world.

The charm and quaint luxury of Olde Naples has been drawing seasonal visitors since the early 1930’s. By this time, the downtown area consisted of a small handful of businesses, a train depot, a telephone company, gas station, and dry good store. 

The Naples Depot provided train service from 1927-1971, and the restored train and Depot still stands today at a historical point of interest and location for many community events.

Olde Naples Florida Today

The famous Fifth Avenue that is known today began with just a couple businesses, including the Rexall Drug Store on the corner of Fifth Avenue South and 8th Street South. 

The Drug Store was a local hub for businessmen and children alike, and today it is known as the Naples 5th Avenue Pharmacy. It wasn’t even until 1949 that the first bank in Naples opened on Fifth Avenue by Mamie Tooke, who is known as the “Mother of Naples” by many. 

Today, Fifth Avenue is a destination in itself for locals and visitors alike with its high-end art galleries, top rated dining, world-class shopping, and quiet relaxation on one of the many palm-shaded benches.

Vanderbilt Beach, in North Naples, extends from Pelican Bay to the South to The Dunes and Bluebill Avenue (also Immokalee Road) to the North. 

This wonderful beach area is lined with condominiums. During the 1950’s, J.B. Connors visited Naples and saw tremendous development potential. 

It has been said that the name “Vanderbilt Beach” was derived from the associations with wealth and luxury, and today it truly is a prestigious area to reside. 

Connors desired a deed-restricted community and during the 1960’s, few property owners lived near Vanderbilt Beach but those that did enjoyed their beach to the fullest. 

By the 1970’s, condominiums began to spring up and included planned developments like Moraya Bay and the Regatta.

Connors at Vanderbilt Beach is an area with the same north and south borders as Vanderbilt Beach, but the eastern boundary extends to Vanderbilt Drive. 

Seventeen streets off Vanderbilt Drive offer canal front property lots with Gulf access and spectacular views from the end of each street’s cul-de-sac. 

These homes are in Connors at Vanderbilt Beach Estates, which also includes a mix of newer and spectacular homes with great proximity to the beach and older homes with their primary value placed on land value and proximity to the beach.

Port Royal

Just past the trendy shopping and dining of Third Street in Olde Naples sits one of the country’s most highly regarded waterfront communities.

Port Royal Naples History

Port Royal was little more than swamp and mangroves when John Glen Sample moved to the area in the late 1930’s. 

As he began buying up the parcels that make up the Port Royal we know today, he envisioned designing a community to his exact specifications. 

Named after a 17th century Jamaican city full of pirating and riches, Port Royal went under development in the 1950’s. 

Lots began to sell- but at first only to buyers that Sample personally liked and found impressive enough to reside in his Port Royal.

By the end of the 1950’s, the Port Royal Club opened up as the foremost amenity in Port Royal. 

For many years membership in the club was based solely on approval by Sample and his wife, and chances of being able to purchase property in Port Royal were diminished without approval to the Club. 

After Sample died in 1971, this policy was reversed. Still to this day, however, acceptance to the Port Royal Club is an honor available to only a select few. 

Today the Club offers social and dining events, beautiful beach access, a heated pool, exercise and tennis facilities, and luxurious spa services. 

Over fifty years after the initial development of Port Royal, original homes in the area are hard to come by as most have been torn down and replaced with some of the most magnificent estate mansions in the world. 

Take a drive down the wide, tree-lined streets and see for yourself why Port Royal is considered the grandest neighborhood in Naples and one of the most beautiful residential landmarks in the world.

Royal Harbor

Royal Harbor is a waterfront community consisting of over 600 plus single family homes and condominiums located on the Eastern shore of Naples Bay.

Many residences in this community are on canals that have direct, bridge-less access through Naples Bay and Gordon Pass to the Gulf of Mexico. 

Royal Harbor is located near the heart of Naples, across the bay from Port Royal and just minutes away from the fine dining and shopping of 5th Avenue and 3rd Street. Containing some of Naples’ most exclusive properties.

Royal Harbor is tucked away from the beaten path and heavy tourist traffic offering an oasis of tranquility, convenience and privacy. 

Dolphins, manatees and an array of bird species are a common sight. Nature enthusiasts can put their binoculars and cameras to good use every day.

Condominiums in Royal Harbor range in size from 1,000 to 1,700 sq. ft., while single family homes range anywhere from 1,800 to a magnificent 10,000 sq. ft. 

Waterfront residences in this community typically have boat docks. Buyers are encouraged to inquire as to the water depth of the canal to access Naples Bay. 

Most canals support deep draft sail boats and large vessels while a few are limited to shallow draft power boats.

Royal Harbor has gone through drastic transformations over the last couple of decades. A lot of the older homes have been torn down and new luxury waterfront estate homes have taken their place. 

Real estate in Royal Harbor is considered one of the better values for those seeking direct access waterfront property, with homes ranging in price from around $1 million up to $5 million plus, depending on the size, location and age of the property.

Royal Harbor Home Owners Association is voluntary and dues are under $100 per year. 

The roadways are public and maintained by the City of Naples. The Association manages the common areas and enforcement of the bylaws, rules and regulations. 

Condos in this community have various rental policies in place however there are no rental restrictions in Royal Harbor when it comes to single family homes. 

Currently, over 80% of residents list their full time address as Naples.

The Dunes

The Dunes is a private, gated community in North Naples, just north of Vanderbilt Beach.  The first Dunes buildings were the Island Cove Towers, consisting of the AntiguaBarbados, and Cayman

The Grande Preserve consists of four tower residences and is the Dunes’ most exclusive and luxurious real estate.
